Case Study: Woolworth Building

The Pinnacle Penthouse, located at the iconic copper-clad peak of the Woolworth Building in downtown Manhattan, has 12,000 square feet spread over seven luxurious levels. There is a 360-degree observatory deck that is 408 square feet and sits 727 feet above the ground, giving you incredible views. The penthouse has 125 windows, ceilings that are as high as 24 feet, and a private elevator, making it a truly luxurious place to live.

On August 4, 2023, Scott Lynn, who is the CEO of a company called Masterworks, bought this penthouse for $30 million. This was a lot cheaper than the original price of $110 million. It took six years to sell, and the price was lowered a few times, with the last listed price being $59 million. This allows the new owner to fully customize the interiors. Alchemy Properties, the developer, along with architects Thierry W Despont and David Hotson, are providing floor plan designs.

The Challenge

Initially, the drone survey company Existing Conditions was selected by David Hotson Architect to conduct a 3D laser scan of the exterior and interior of the Pinnacle Penthouse at the Woolworth Building. The new owner aimed to restore exterior elements to better reflect the original 1913 Cass Gilbert design. Our drone survey company worked on this project in two phases. Phase one consisted of documenting the exterior, and phase two included a scan of the interior, post-demolition.

For phase one, our drone survey company encountered a significant issue with limited visibility which made exterior scanning efforts impractical. Also, navigating the legal and logistical hurdles of performing drone operations in a densely populated, high-security area like downtown Manhattan presented a challenge.

The Solution

To tackle these challenges, Existing Conditions, the drone survey company doing the drone surveys, had to think creatively and stay flexible. At first, our team utilized an Insta360 X3 camera, placing it on a tripod to solve the visibility problems. Existing Conditions took detailed pictures from different angles around the building. This way, Existing Conditions could collect important data while waiting for the needed permissions.

After getting approval from the New York Police Department (NYPD) to utilize drones, Existing Conditions completed a thorough drone survey. This was crucial for restoring the outside of the building and preparing for the interior scanning. Once the penthouse was demolished, Existing Conditions scanned its interior to ensure that any new changes or repairs would match the building's original and historical style. Our drone survey company provided a 3D Revit model, floor plans, reflected ceiling plans, MEP/FP documentation, high-resolution photos, and a drone survey.
